With the arrival of Spring, many people start contemplating their future real estate plans as more properties enter the market.

One of the most common questions we receive is: “When is the best time to sell?” The answer is, it depends.

The truth is, there are pros and cons to listing your property in any season. A skilled real estate agent will guide you in the right direction, helping you capitalise on every opportunity regardless of the season, and ensuring it’s the right decision for you.

To help you navigate this choice, we’ve prepared a 7-step Spring Sale Checklist:

1. Evaluate if selling will enhance your lifestyle
Reflect on the reasons for selling and how it could positively impact your lifestyle. Is it for family, career change, financial gains, or health benefits? Be clear on your motivation.

2. Research local real estate agencies
Start by researching online. Search “best real estate agents [Suburb]” on Google. Review their Google ratings, website, and testimonials. Does the agency’s approach resonate with you? Consider getting an online property appraisal to ensure it aligns with your goals.

3. Interview multiple agents
Create a shortlist of 2-3 agents and schedule interviews. What should you look for? Read our guide on *What to Look for in a Real Estate Agent*. Ensure their strategy suits your needs, keeps you informed, and prioritizes your property’s success.

4. Decide on a method of sale
Most homes are sold through either Private Sale or Public Auction. But there’s another option that combines the best of both: The Smart Sale. It offers transparency, integrity, and often results in the highest price for your property. Learn more about how the Smart Sale stacks up against traditional methods.

5. Review the marketing strategy and costs
Many sellers overestimate the advertising costs required to attract buyers. Ask yourself: “Who covers the advertising costs if the property doesn’t sell, or if the offers fall below the quoted price?” Some agents even offer a No Sale, No Charge policy. Choose wisely.

6. Check reviews and references
Ask the agent for their 10 most recent sales and request the contact details of those clients. A reputable agent will be transparent and provide you with this information. Avoid agents who only share a few ‘happy’ clients but omit recent sellers.

7. List your property with your chosen agent
After thorough research, select an agent who aligns with your values, goals, and expectations. Choose someone you trust and feel comfortable working with throughout the process.

Above all, maintain control over your home and the agent you decide to list with. This will ensure a smoother, more successful selling experience.
